Standardized Operating Procedures

Purpose

Pursuant to New York State Real Property Law §442-h and 19 NYCRR §175.25, The Ashford Realty Group Inc. (“The Ashford Group”) is required to publicly disclose the Standardized Operating Procedures for all prospective home buyers seeking to work with our brokerage.

These procedures are applied uniformly to all prospective purchasers, tenants, and clients to ensure transparency and compliance with state regulations.

1. Identification Requirement

We do not require prospective buyers or tenants to provide identification to:

  • Access property listings,

  • View properties, or

  • Schedule an initial consultation.

However, identification may be required in certain circumstances for property showings at the request of:

  • The property owner or listing agent, or

  • For entry into a building that requires ID for security purposes.

In such cases, The Ashford Group will communicate this requirement in advance.

2. Exclusive Broker Agreement Requirement

We do not require an exclusive buyer-broker agreement to:

  • Work with a buyer or tenant, or

  • Schedule a property showing.

While not mandatory, The Ashford Group may offer exclusive representation agreements for clients who prefer dedicated agency services. Such agreements will always be voluntary and fully explained prior to execution.

3. Pre-Approval for Mortgage Loan

We do not require a pre-approval or pre-qualification for a mortgage loan before:

  • Scheduling a property showing, or

  • Beginning a property search.

However, obtaining a pre-approval is strongly encouraged for prospective purchasers who intend to submit an offer to buy property, as it:

  • Helps determine budget and eligibility, and

  • Strengthens offer credibility with sellers.

If a property owner or listing broker specifically requires proof of funds or pre-approval prior to a showing, The Ashford Group will communicate this requirement to the buyer in advance.

4. Equal Service Commitment

The Ashford Group provides equal professional service to all clients and customers regardless of race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, lawful source of income, or any other protected class under federal, state, or local law.

Our brokerage adheres to all Fair Housing and Equal Opportunity laws, and we maintain internal training and compliance protocols consistent with New York State law and Department of State regulations.
